me about the Indianwood lifestyle.
Indianwood
is an adult, manufactured housing community containing 596 wooded
homesites on 300 acres of land in Indiantown, Florida. A championship
golf course, as well as those amenities you would expect in the
finest retirement communities provide the basis for an active and
enjoyable retirement.
Indianwood
has an age policy in place that requires one permanent resident
to be at least 55 years of age, and all other permanent residents
to be at least 45 years of age. Our age restriction policy has been
formulated to meet part of the requirements to get an exemption
from the Federal Fair Housing Act. Without this exemption, we could
not legally require residents to meet our age policy.

Can
children and grandchildren visit?
Of
course. Unlike many other communities, there is no charge to have
visitors at Indianwood.

Is
Indianwood for retirees only?
Not
all of our residents are retired. However, most are either retired
or semi-retired.

Can
I do my own gardening?
Our
magnificent community landscapes are one of the reasons our residents
get so much enjoyment out of living here. Although we mow your lawn,
we encourage resident to maintain beautifully landscaped homes.

What
is the pet policy?
Pets
under 35 pounds are allowed. reasonable pet rules, which are strictly
enforced, keep pets and residents living in peaceful harmony.

Is
Indianwood a rental community?
Yes,
but a rental community is not where you rent your home, as in the
case with a rental apartment. At
a rental community you own your home and lease the land. The lot
rental price includes many services that you would normally pay
for anyway.

Are
there any advantages to purchasing in a rental community?
Yes,
the secret of a good community is its management. In a typical housing
community each homeowner lives without restriction. Unlimited freedom
has advantages, but there are always homeowners who would tend to
abuse this freedom by not maintaining their lawn, not keeping up
their home, or disturbing the peace and quiet of neighbors. This
makes residing in the community less enjoyable, and adversely affects
resale values.

Are
there other advantages to a rental community?
In
a Florida rental community there are no real property taxes. And
remember: at Indianwood Golf & Country Club, there is no state,
county or city income tax, gift tax, and inheritance tax.

What
does my rent include?
In
Indianwood your lot rent includes lawn cutting, basic cable TV (5
channels with additional channels available at extra cost), garbage
and trash pickup twice a week, use of the recreational facilities
and social membership in the Golf & Country Club.

How
are lot rent increases handled?
Indianwood
Golf & Country Club offers two types of leases and is among
the few Florida communities that offers a true "fixed rent"
lifetime lease.
The
first choice of lease is based on the consumer price index (CPI)
to reflect increases in the cost of living.
For instance: if your lot rent is $200 per month and the CPI goes
up three percent per year, your lot rent would increase three percent
to $206 per month.
The
second choice is our true "fixed cost" lifetime lease.
Although the initial cost of this lease is higher, there will be
no increases in the lot rent as long as you or your spouse reside
in your home--no matter how long you stay.

Can
I finance my home?
Financing
is available with terms up to 20 years and a down payment as small
as 15 percent.

How
about the deposit required at the time I sign my sales contract?
A
ten percent deposit is required at the time you sign your contract.
Normally, an additional five percent deposit is required approximately
four months before you take occupancy of your home.

Are
there any homes available for immediate occupancy?
Several
homes are maintained in our inventory which are available for immediate
occupancy.

if I would prefer to rent a home prior to making a purchasing commitment?
We
have several homes for rent. Please contact your sales representative
